Factory-built guest rooms for resorts, holiday parks, lodges and nature stays — from a 14 m² folding room to a 74 m² unit with its own bathroom and kitchen. Each room arrives with its structure, envelope, services and interior already built, so site work reduces to foundations, setting, connection and commissioning.

What we do, and what we do not

We supply guest-room modules and low-rise accommodation. We are not a hotel general contractor, and we do not deliver mid-rise or high-rise hotel structures. If your programme is a tower, the right partner is a volumetric contractor working in your market — and you will get a straighter answer from us saying so now than from a quotation that unravels later.

Where we are useful: resort and holiday-park room stock, lodge and eco-tourism accommodation, staff and management housing on the same site, and phased programmes where room count grows season by season.

Room formats

Room type is a freight decision as much as a design decision. The format that photographs best is not always the one that lands cheapest per key.

Rooms per container

A room count becomes a container count before it becomes a budget. This is the conversion most programmes need first.

Rooms with their own bathroom and kitchen take more container volume per key than rooms planned around a shared ablution block. Which is cheaper depends on your headcount and your plumbing runs, so we price both rather than assume. The arithmetic is set out in container mathematics.

What a project review needs from you

Room mixHow many of each room type, and whether accessible or family rooms sit in the same programme.

What the rooms are backed by

Guest rooms are judged by the finish and paid for on the schedule, so the part worth inspecting is what sits under both. One residence in the Missouri lakeside programme resolves to 1,154 positioned steel members, 1,426 connections, 9,947 structural checks, 69 factory-built panels, 2 × 40HC to site and a 170-step installation sequence with named hold points.

Those are another project's numbers, not your specification — what carries across is the level the work is taken to before anything is manufactured. You can open the model and inspect it, and the equivalent figures for your room mix are produced during project review.

How a room programme is quoted and ordered

  • Minimum order is one unit, so a sample room before a full phase is a normal way to start.
  • Batch production runs 20 to 25 days once the drawing set is approved.
  • One figure for the agreed scope, with a written exclusions list beside it.
  • Payment in three named stages — on contract signature, before dispatch once the build has passed inspection, and on commissioning.
  • You, or an inspector you appoint, may attend the pre-dispatch inspection or inspect independently, at your cost.
  • Five years on the structure, two years on the envelope, factory-fitted components and finishes.

Guest rooms manufactured and finished in a factory, then delivered to site as complete volumes or as panel kits and assembled at prepared interfaces.
