Warranty, payment and responsibilities.
What we commit to, in writing.

We publish a checklist telling buyers what should exist in writing before they sign anything. It would be a strange document to publish without answering it ourselves, so this page is our side of it.

Payment follows evidence, not dates

A modular building is made before it reaches you. That is the whole point — and it is also why payment has to be tied to something you can check, rather than to a calendar.

  1. On contract signature

    Engineering release and material commitment begin.

  2. Before dispatch

    Released once the build has passed inspection against the written plan, with the inspection report and shipping documents issued to you.

  3. On commissioning

    A final stage is held until the building is set, connected and signed off on site.

The split across these stages is set in your contract.

What a figure covers, and what it does not

We quote a project as one figure rather than a priced parts list. That only works if the scope behind the figure is unambiguous, so it is stated line by line and the exclusions are written down before you order.

What the figure covers
Structure, enclosure, interior, services, furniture, packing and the document set are each named as included or excluded, so a single figure is never ambiguous.
What it excludes
A written exclusions list is issued with the quotation. It matches the responsibility split below — foundations, crane, utility connections, installation labour and local permits sit outside the supply.
Changes after design freeze
Variations are recorded on a written variation order stating what changes, the price effect and the effect on programme. Work proceeds once it is signed, not before.
Delivery term
The term is named in your contract, together with who pays duties and destination charges and the point at which risk passes to you. Terms where you clear import in your own country are the usual arrangement for export projects.

You do not have to take our word for the build

Every project is inspected against a written plan before packing, and the report comes to you. You are free to attend, or to appoint your own inspector or an independent agency, at your cost.

Who does what

Modular delivery splits a building between a factory and a site. Both teams plan better when that line is set out before anything is ordered, so here it is.

Five years on the structure. Two years on everything else. No sliding scales and no conditions attached to the numbers themselves.

Cover applies where the building was installed to the manual we issued, with the hold points recorded. That is what the numbered sequence and its gates are for.

Straight answers

How are payments structured for a modular cabin order?

Payment runs in three named stages: on contract signature, before dispatch once the build has passed inspection, and on commissioning. Nothing is released against a calendar date — each stage is released against evidence you receive.

Can I inspect the build before it ships?

Yes. We inspect against a written plan and issue the report, and you or an inspector you appoint may attend or inspect independently at your cost.

What warranty comes with an AeroPodHomes building?

Five years on the structure, and two years on everything else — the weathertight envelope, factory-fitted components and finishes. Cover applies where the building was installed to the issued manual with its hold points recorded. Claim handling and spare-part supply are set out in the project contract.

Who is responsible for foundations and installation?

Foundations, crane and lifting, utility connections, installation labour and local permits sit with the buyer. Engineering, manufacture, inspection, packing and the document set sit with AeroPodHomes.

Who pays import duties on a modular building?

The delivery term is named in the contract along with who pays duties and destination charges and where risk passes. Terms where the buyer clears import in their own country are the usual arrangement for export projects.
