Factory inspection for modular buildings: what evidence should leave with the shipment
A factory visit is useful only when it closes defined hold points and produces records that remain usable after the modules are packed.

Inspection begins before the visit
Agree the inspection and test plan when the technical scope closes. List the stages to witness, documents to review, acceptance criteria, sample size, responsible people and records required. A visitor arriving after finishes are complete cannot inspect concealed frame, insulation, waterproofing or service routes. The plan has to follow the build sequence.
Start with identity and revision
Confirm the project, room type, serial or module identity and the drawing revision being built. Check that material certificates, incoming inspections and approved samples correspond to the same revision. Photographs without identity markers prove that something was built, not that the inspected item belongs to the buyer's order.
Close concealed work before it disappears
Structure, connections, corrosion protection, insulation, membranes, plumbing and electrical routes need stage records before panels or finishes close them. The required tests depend on the scope and destination, but every result should state what was tested, the method, acceptance criterion, date and responsible person. Nonconformities stay open until a recorded disposition and reinspection close them.
Inspect the room as an operator
After technical checks, review doors, windows, hardware, finishes, sanitary fixtures, lighting, sockets, furniture interfaces and service access from the guest and maintenance perspective. Compare against the approved room and finish schedules rather than a showroom sample. Record cosmetic items by location so repair can be verified before packing.
Packing is a technical hold point
Verify protection, crate or module identity, loose-item registers, moisture protection, lifting and tie-down points, package count and the unload sequence. For panelized work, packing order should support installation order. For container loads, confirm the loading plan and restraint. For out-of-gauge units, verify external protection and transport interfaces.
Link the evidence to release
The inspection record should state accepted items, open items, required corrective evidence and who may approve closure. Payment and shipping release then follow evidence rather than a general statement that production is complete. The final package travels digitally with the shipment so the site team can reconcile what arrives.
Decision table
| Inspection stage | Typical evidence | Why it cannot wait |
|---|---|---|
| Incoming materials | Certificates, quantities and sample approvals | Substitution becomes hidden later |
| Structure / envelope | Connection, protection and concealed-work records | Finishes close the work |
| MEP | Route records and agreed tests | Final access is limited |
| Room completion | Schedule-based functional and finish check | Repairs are easier before packing |
| Packing | Package list, protection and load plan | Site reconciliation depends on it |
Common questions
Can a buyer inspect modular units before shipment?
AeroPodHomes provides an open pre-dispatch inspection within the agreed inspection plan. The useful time and checkpoints are fixed before production so concealed work can be reviewed, not only the finished room.
What is an inspection and test plan?
A controlled list of inspection stages, responsibilities, acceptance criteria, records and hold or witness points. It connects the approved drawings to production evidence.
Should a third-party inspector be used?
It can be valuable for large, financed or regulated projects. The inspector still needs the contract scope, approved drawings and agreed criteria; independence does not replace a defined inspection plan.
What happens when an inspection finds a defect?
Record the location and requirement, assign a disposition, complete correction and provide reinspection evidence. Open items should remain visible until an authorised person closes them.
What documents should travel with a modular shipment?
Approved document register, packing list, inspection and test records within scope, open-item status, handling information and the installation documents needed by the receiving team.
