Expandable house installation: what must be ready before the container arrives

Opening the unit is the short part. A controlled installation starts with route, ground, supports, lifting, services and hold points already resolved.

Fast deployment is earned before delivery day

The Small 20FT installation method should name the crew, equipment and deployment period for a prepared site. That is still only one part of the programme: supports, utilities, lifting access, final seals, testing and local acceptance require their own activities.

Treat arrival as the end of a preparation sequence, not the beginning of one. The site release should confirm the route, hardstanding, support geometry, lifting arrangement, weather window, crew, tools, services and current drawing set. If any of those are open, the unit may still arrive on time and the project can still be late.

Survey the route all the way to the set-down point

Check the port or depot exit, public road restrictions, final approach, gate width and height, turning geometry, gradients, bridge or pavement limits, overhead cables, trees and the condition of the site track. Then assess whether the delivery vehicle can leave after unloading. A route that admits a truck nose-first may not let it turn or reverse safely once the container is empty.

Record the survey with measurements, photographs and a marked plan. Assign ownership for permits, escorts, traffic management and temporary removal of obstructions where needed. The carrier should review the final route and vehicle type; the factory packing plan alone cannot confirm destination access.

Match the offloading method to the place

A crane or forklift is required to take the units from the container. The choice depends on weight, reach, container position, set-down distance, ground capacity and access. Ask the lifting provider for a task-specific plan that identifies the machine, configuration, lifting accessories, exclusion zone, communication method and limits for wind or other conditions.

Do not assume the transport dimensions are the lifting dimensions. Use the approved lifting points and packed weight from the project drawing and shipping documents. Protect the unit from damage by uncontrolled sling contact, twisting or an improvised attachment. Local lifting rules and the appointed competent person govern the operation at the destination.

Build supports to the issued geometry

Expandable houses require level, load-bearing support points prepared to the issued drawing. The appropriate footing or foundation depends on soil, topography, loads, climate and local requirements. Before release, verify support coordinates, levels, bearing surfaces, anchorage where specified and drainage around the building. Keep a survey or signed record. Small errors at the support line can become large problems when the wings open, doors are adjusted and modules or decks have to meet a fixed level.

Reserve the opening zone and follow the sequence

The packed building needs a clear working envelope around it. For AP-E20S, the unit arrives 700 mm wide and opens to 4800 mm; panels stored in the central core are installed during deployment. The sequence must keep people out of moving and unsupported zones while the floors, walls and roof elements are brought into position and secured.

Use the current model-specific instructions, not a social-media video of a similar house. Brief the crew before work starts and identify the person authorised to stop the operation. Photograph the critical stages and record any damage or misalignment before it is concealed by trims or sealing work.

Bring utilities to named interfaces

Power, water and drainage are local works brought to the prepared connection points. Confirm voltage and frequency, protective and earthing arrangements, water pressure, hot-water scope, waste invert, venting and condensate routing before manufacturing is frozen. A connection shown in approximately the right corner is not enough for coordinated trenching.

After connection, complete the agreed electrical, plumbing, water-tightness and functional checks. Record who tests the factory portion, who tests the local connection and who signs the combined system. For dry-room AP-E20 units, coordinate the route to shared ablution facilities as part of the camp infrastructure rather than treating each room in isolation.

Close the joints, then close the records

Final weather sealing at opened joints is part of deployment. Surfaces should be clean, dry and within the sealant manufacturer's application conditions; joint preparation and backing details matter. Inspect roof edges, corners, penetrations, door and window perimeters and any site-made connection before finishes make access harder.

Handover should leave an installed-condition record: support survey, deployment checklist, photographs, seal inspection, utility test results, defect list, approved changes and maintenance information. A fast opening is visible. A controlled close-out is what allows the building to be operated and maintained with confidence after the installation crew leaves.
