Container house or modular cabin: which one is your project
Three different buildings get sold under one word. The differences show up in freight, floor area and how much work is left on site.
Three things, one word
"Container house" covers three products that behave differently. A converted shipping container is a used ISO box cut and fitted out — cheap to buy, fixed at roughly 2.35 m of internal width, and carrying whatever history the box has. A purpose-built container-format unit is manufactured as a building to container-compatible dimensions: the expandable and folding units on this site are steel-framed with rock-wool or sandwich-panel walls, and fold or expand rather than staying a fixed box. A panelized modular cabin is not a box at all — it ships as a kit of factory-built panels and is assembled into a designed building on site.
What each one is good at
Converted containers win on the lowest possible entry price for a utilitarian room. Purpose-built container-format units win on logistics: they are the only formats that put twelve or six rooms in a single container movement, which is what makes a dense accommodation project affordable to ship. Panelized cabins win on architecture and floor plan — an A-frame, an arc or a courtyard layout is not a shape a box can make — at the cost of more site connections.
The trade-off nobody states up front
Everything that ships flatter needs more work on site. The Missouri panelized residence reached the site at 45% factory completion with 180 site connections, each with a written procedure and a place in a 170-step sequence. An expandable unit arrives far closer to finished and opens in under an hour with a small crew. Neither is better; they are different distributions of the same work, and the right one depends on whether your site has reliable labour or reliable weather.
Floor area against freight
Per 40HQ: twelve folding units give 168 m² of floor area, six Small 20FT expandable give 165 m², two 20FT expandable give 74 m², one 40FT expandable gives 74 m², and a panelized residence uses two containers for one 64 m² house. Read that as cost per delivered room rather than per square metre, because a room is what a guest books.
How to choose in one pass
Dense accommodation with shared facilities and a headcount target: folding. Rooms that each need their own wet area: the larger expandable. A destination where the building is part of what the guest is paying for: a panelized cabin, or an apple or capsule format if the site can take out-of-gauge delivery. If your project mixes these — staff housing plus guest cabins on one site — they can ship in the same programme, and the container plan is worked out across both.
Common questions
Is a container house the same as a modular home?
No. A container house is built from or dimensioned to a shipping container; a modular home is any building manufactured off site in sections. Every container house is modular, but most modular buildings are not container houses — panelized cabins, for example, ship as flat panel kits rather than as boxes.
Are your units converted shipping containers?
No. The expandable and folding units are manufactured as buildings in container-compatible dimensions — steel frame with insulated sandwich panels, factory-fitted doors, windows, lighting and sockets — rather than fitted out inside a used ISO box.
Which is cheaper, a container house or a modular cabin?
On the factory line the container-format units are usually cheaper per room; over the whole delivery the gap is often larger than the unit price suggests, because they also ship several to a container while a panelized cabin can take two containers for one house. Where the panelized cabin earns the difference is architecture and floor plan.
Can a container house be moved again later?
The container-format units are designed to fold or close for transport, so relocation is mechanically possible and is a real advantage for temporary or seasonal sites. Whether it is worth doing depends on foundations, services and local permission at both ends, which is a project question rather than a product one.
